Pool decks, terraces, walkways and stepping-stone paths. Compacted base, screeded bedding, cut edges and a locked perimeter — the part nobody sees is the part that decides whether it is still flat in ten years.
A paver terrace is a base with a surface on it. Everything that goes wrong with hardscape in Northwest Georgia goes wrong underneath, and almost all of it comes back to the same thing: clay moves. It swells when it takes water, shrinks when it dries, and heaves a little through every freeze-thaw cycle a Rome winter hands it.
Pavers laid on sand over clay follow that movement. Pavers laid on a properly prepared and compacted aggregate base do not, because the base spreads the load and, more importantly, drains. A terrace that stays flat is a terrace where water has somewhere to go that is not sideways into the bedding.
This is also the trade where the difference between a good crew and a cheap one is completely invisible on handover day. Both terraces look flat in the photograph. One of them is still flat in 2036.
Excavation first, and deeper than most people expect: the finished surface has to come out at the right height relative to the house, the door thresholds and the pool coping, which means digging out enough for the full base depth plus bedding plus the paver itself.
Graded aggregate base goes in and is compacted in lifts rather than all at once, because a compactor only densifies so far down and a single deep lift leaves the bottom half loose. Depth is set by what the surface has to carry: a pedestrian terrace and a driveway are not the same build.
The base is then brought to a true plane with a deliberate fall built into it, running water away from the house. Bedding sand is screeded over it to a consistent depth, and never used to correct a base that is out of level.
Pavers are set, then cut. Cuts are made against the actual edge rather than eyeballed, which is what makes a curve or a step read as intentional. Coping and step treads go on where the terrace meets a pool or a level change.
The perimeter is locked with edge restraint, which is the single most skipped step in this trade and the one that decides whether the outside course walks loose. Joints are filled and the whole field compacted and swept.
Quoted by the square foot, and the square footage is the least interesting input.
What drives the number up: cuts. A rectangle is cheap; a curve, a radius, or a terrace that has to die into an existing wall or pool shell is not, because every cut is labour and waste. Level changes cost more than area does, so two terraces with a step between them price well above one terrace of the same total size. Steps, seating walls and coping are separate work on top of the field.
Then access and excavation. A back yard the machine can reach is a different job from one where the spoil comes out by wheelbarrow. Rock close to the surface, which the ridge-and-valley ground north and west of Rome hands out regularly, can change an excavation budget on its own.
Paver selection matters less than any of that. The difference between a mid-range and a premium paver is real but it is rarely what decides the bid.
It sinks in one spot, usually where a downspout discharges or where the base was never compacted in lifts. Once water gets into a bedding course it washes fines out and the surface drops.
The outer course creeps and the joints open, which means there was no edge restraint or it was fastened into base that was not there.
It holds water. A terrace with no fall built in, or fall built the wrong way, puts a puddle against the house after every storm, and in a Rome winter that puddle freezes.
And the slow one: the whole field lifts and settles unevenly year on year, because it was sand-set straight onto clay and it is now doing exactly what the clay does.
