Armuchee runs up against Johns Mountain and Horn Mountain, and the valley floor climbs fast toward both. Shallow soil over rock is common on the slopes, and an excavation that priced as dirt can turn into a rock job a foot down.
Grade is the leading trade here. Usable flat yard usually has to be made, which means a retaining wall doing structural work rather than decoration: engineered where it needs to be, drained behind, and backfilled with stone rather than the clay that came out of the hole.
